Lot & Building Guidelines

At Oakland Ridge Estates, each homesite is designed to support high-quality construction and a cohesive neighborhood aesthetic, with lots starting at $119,500. The following guidelines ensure lasting value, architectural integrity, and a beautiful streetscape throughout the community.

Minimum Living Space
Homes must include a minimum of 1,800 square feet for ranch-style designs and 2,400 square feet for two-story homes, encouraging spacious, thoughtfully designed living environments
Exterior Material

A minimum of 40% masonry on the front elevation is required, ensuring a high-end, durable, and visually appealing exterior presence. 

Architectural Standards

Rooflines must maintain a minimum pitch of 6/12, contributing to the timeless and refined character of the neighborhood. ​

Garage Requirements

All homes are required to feature a minimum two-car garage, providing both convenience and visual consistency across the development. ​

Utilities & Additional Information
 

  • HOA: $300 annually per home, supporting services such as snow removal 

  • Utilities: Natural gas and electric available through regional providers 

  • Water: Shared well system (one well per five lots) 

  • Septic: Individual septic systems required 

  • Builder Flexibility: Homeowners are welcome to select their own builder
